WINDERMERE OAKS CITIZENS FOR FAIRNESS PRINCIPLES The Windermere Oaks Citizens for Fairness is a "watch group organization" of property and home owners who stand for the below principles to be followed by the Board of Directors. -THE WOPOA BOARD AND COMMITTES MUST ACT WITH INTEGRITY, TRUTHFULNESS AND HONESTY, OPERATE WITH COMPLETE TRANSPARENCY, AND BE RESPECTFUL TO ALL MEMBERS AT ALL TIMES. "NO BOARD MEMBER OR MEMBER OF ANY COMMITTEE SHALL HAVE A CONFLICT OF INTEREST". -THE WOPOA BOARD MUST HAVE OPEN MEETINGS FOR THE MEMBERS EXCEPT FOR CALLED EXECUTIVE SESSIONS (LEGAL ISSUES) ONLY. MINUTES MUST BE MADE AVAILABLE TO THE MEMBERS AFTER ALL OPEN AND CLOSED MEETINGS IN A REASONABLE TIME FRAME. -FINANCIAL RESPONSIBILITY -THE WOPOA BOARD OF DIRECTORS MUST OPERATE WITHIN AN ANNUAL BUDGET APPROVED BY THE MEMBERS WITHOUT RUNNING A DEFICIT. -PROJECTS AND ASSESSMENTS- THE WOPOA BOARD MUST LET THE MEMBERS VOTE ON ALL PROJECTS OR ASSESSMENTS OVER $25K. -ANY SPECIAL ASSESSMENT OF ANY AMOUNT OR ANY DUES INCREASE OF MORE THAN 20% FROM DUES OF THE PREVIOUS YEAR MUST BE APPROVED BY A MAJORITY OF A QUORUM OF MEMBERS PRESENT IN PERSON OR PROXY AT EITHER THE ANNUAL MEETING OR AT A SPECIAL MEETING CALLED FOR THAT PURPOSE -LAWSUIT AVOIDANCE – WE KNOW THE WOPOA MUST ENFORCE THE DEED RESTRICTIONS, BUT THE BOARD OF DIRECTORS MUST WORK EXTRA HARD TO AVOID GOING TO THE COURTS. THE WOPOA BOARD MUST DO ALL POSSIBLE TO AVOID LAW SUITS WITH THE PROPERTY OWNER WHO HAS VIOLATED OUR DEED RESTRICTIONS BY HAVING DIALOG ABOUT THE VIOLATION. AGGRESSIVE AND OPPRESSIVE BEHAVIOR AND SELECTIVE ENFORCEMENT BY THE BOARD ON THE ALLEDGED DEED VIOLATORS MUST BE ELIMINATED. THE VIOLATOR MUST BE TREATED WITH RESPECT AT ALL TIMES.
